Bringing the Ducts Inside
Unvented attic and roof deck foam is a different way to insulate a Florida home. Instead of insulating the attic floor and letting the attic get as hot as it wants, we spray foam on the underside of the roof deck and gable walls and close the attic vents. The attic becomes part of the conditioned space. For a Palm Bay home with an air handler and long duct runs in the attic, that changes how much cooling gets lost on the way to the rooms.
Why it matters here
NWS normals for Melbourne show July and August highs near 90F with lows in the mid-70s, and a dark roof in full sun heats the attic well above that. Ducts in that space lose cooling through every leak and through the duct wrap. Air handlers in hot attics also pull in hot, humid air through cabinet leaks. Putting all of it inside a sealed attic removes most of that loss.
Open-cell is the usual choice
For most sealed attics we spray open-cell foam to the thickness needed for the R-value target. It fills rafter bays well, costs less per inch than closed-cell, and lets the roof deck dry if a small leak develops. Closed-cell goes where space is tight or where we want more R-value per inch.
What has to be right first
The roof has to be sound. Any leaks get repaired before foam goes on. Soffit, ridge and gable vents get closed. Combustion appliances in the attic, which are uncommon in all-electric Florida homes, have to be addressed. And the space may need a thermal or ignition barrier depending on how it is accessed and used. We go over all of this before quoting.
Humidity in a sealed attic
A sealed attic is connected to the house's air conditioning, so it stays closer to indoor conditions. Some homes need a small supply of conditioned air into the attic or other measures to manage humidity. We look at your system and talk with your HVAC contractor if needed.
Is it worth it?
HomeGuide lists roof-deck spray foam at $1,500 to $9,000, against $1,000 to $2,700 for a typical attic insulation job. Roof-deck foam costs more, and it pays off best in homes with the air handler and lots of duct in the attic. If your ducts are in decent shape and the attic floor is open, sealing and blowing in loose fill may give you most of the benefit for less. We price both so you can compare.
