Insulation for Heat That Never Really Leaves

Spray foam insulation in Palm Bay is about holding back heat and humidity for most of the year. The National Weather Service's 1991-2020 normals for nearby Melbourne put July's average high at 89.7F with an average low of 73.7F, and August barely differs. Nights stay warm and sticky for months, so the air conditioner rarely gets a break. In many Palm Bay homes the ductwork, and often the air handler, sits in the attic, which can run far hotter than the air outside. We seal and insulate attics, walls, garages and metal buildings using open-cell or closed-cell spray foam where it fits best, and blown-in insulation where it does the same job for less.

What Florida's code expects

OpenEI lists Brevard and Indian River counties in Climate Zone 2A, the hot-humid band. The 2023 Florida Building Code, Energy Conservation (8th edition), sets R-38 for ceilings and R-13 for wood-frame walls in Zone 2, and new homes in Zones 1 and 2 must test at no more than seven air changes per hour at 50 pascals. For existing homes, ENERGY STAR suggests R-49 for a Zone 2 attic with no insulation and adding R-38 if three to four inches are already there. Plenty of Palm Bay attics fall short of both.

A city built in one big push

Palm Bay incorporated on January 16, 1960, with 2,808 residents, after General Development Corporation began platting the huge Port Malabar subdivision in 1959. By 2020 the census counted 119,760 people. Much of the housing came from that long building run: single-story homes on single-family lots, many with block walls, attic ductwork and insulation that was installed once and never touched again. Homes from the 1960s through the 1980s often have only a few inches in the attic, settled and uneven, plus ceiling gaps that let humid attic air into the house.

Rain, storms and wet insulation

Palm Bay averages about 55.55 inches of precipitation a year, with September the wettest month at nearly 8 inches. During Hurricane Jeanne in 2004, the NWS cooperative station in Palm Bay logged a 74-knot peak wind and 8.93 inches of rain. Roof leaks after storms are common, and wet insulation loses much of its value and can hold moisture against the drywall. If your home had roof work after a storm, it is worth checking whether the attic insulation was replaced or left in place.

Closed cell vs open cell

Open-cell foam is soft and light. It expands to fill rafter bays, seals air well, and HomeGuide lists it at R-3.5 to R-3.7 per inch. It is the most common choice under the roof deck in a sealed attic here because it fills the space thickly for the money and lets a small roof leak show instead of hiding it. Closed-cell foam is dense and rigid at R-5 to R-7 per inch, slows vapor and does not soak up water. We use it on metal buildings, garage ceilings, tight spaces and anywhere moisture is a concern. The quote names the foam for each area and why.

Roof-deck foam or blown-in

If the ducts are in good shape and the attic floor is open, sealing the ceiling and blowing in fiberglass or cellulose to R-38 or R-49 is usually the most cost-effective approach. If the air handler and ducts sit in the attic, moving the insulation to the roof deck with spray foam brings them inside the cooled space. That costs more but can make a real difference in a house that runs its AC most of the year. We price both when both make sense.

Spray foam insulation cost

HomeGuide's 2026 guide lists installed spray foam at $1.50 to $5.00 per square foot, open-cell at $1.50 to $3.50 and closed-cell at $3.00 to $5.00. It puts a spray foam attic at $3,000 to $8,000 and a whole house at $8,000 to $20,000, and notes many installers set a minimum of $1,000 to $2,000 or more. Blown-in runs $1.00 to $2.80 per square foot in HomeGuide's blown-in guide. Many Florida installers quote foam by the board foot (one square foot, one inch thick), so ask any bid to show thickness and area. These are national ranges for planning; your written estimate is the price.

Questions to ask insulation contractors

When comparing spray foam insulation contractors or insulation companies near Palm Bay, ask each one the same things. What gets sealed before insulating? Which foam goes where, how thick, and to what R-value? If they are foaming the roof deck, how will attic vents be closed and is the roof sound? Does exposed foam need a thermal or ignition barrier? How long should you stay out while it cures (HomeGuide says at least 24 hours)? What happens to the old insulation? A bid that is a single number is hard to compare. Ours spells out each area.

Termites and foam near the ground

All of Florida deals with termites. The Florida Building Code, Residential, section R318.8, restricts foam plastic insulation below grade on foundation walls and slabs in areas of very heavy termite risk and calls for a gap between foam and exposed earth. We keep foam off the ground and point out mud tubes or damaged wood if we see them.

FPL ceiling insulation rebate

FPL's residential ceiling insulation program standards, effective September 1, 2025, list a $220 rebate per installation for homes whose existing ceiling insulation is verified below R-8, with the work done by a FPL participating contractor. Check FPL's current program and contractor list before your job if you want to use it.

Common Questions

Is spray foam insulation worth it in Florida?

Often, when the air handler and ducts are in the attic, because foam on the roof deck brings them into the cooled space. For an open attic with ducts in good shape, sealing and blowing in loose fill usually reaches the same R-value for less. We price both.

What can spray foam reach for R-value?

Closed-cell foam is rated R-5 to R-7 per inch by HomeGuide and open-cell R-3.5 to R-3.7. Total R-value depends on thickness, so the quote lists both.

Can mold grow behind spray foam insulation?

Foam is not food for mold, but moisture trapped by a roof leak can cause problems behind any insulation. We fix leaks first and choose the foam with moisture in mind.

What R-value should a Palm Bay attic have?

Florida's 2023 energy code sets R-38 for ceilings in Zone 2. ENERGY STAR suggests R-49 for an existing Zone 2 attic with no insulation.

Does FPL offer an insulation rebate?

FPL's program standards effective September 1, 2025 list a $220 ceiling insulation rebate when existing insulation is below R-8 and a participating contractor does the work. Check FPL's current terms before your job.

Who manufactures spray foam insulation?

Several chemical companies make the two-part foam systems installers use. For your home, the right foam type, thickness and any required thermal barrier matter more than the brand.
