Foam for a Hot, Humid Coast

Spray foam insulation helps Palm Bay homes because it stops humid air as well as heat. In a climate where summer nights stay in the 70s and the air is heavy with moisture, air leaking into the house through ceiling gaps brings both heat and humidity the air conditioner has to remove. Foam is sprayed as a liquid, expands to fill gaps and cures in place, so one layer insulates and seals. We use two kinds.

Open-cell foam

Open-cell foam cures soft and expands a lot, filling rafter bays in one pass. HomeGuide rates it at R-3.5 to R-3.7 per inch. It seals air very well and absorbs sound. Because water vapor can pass through it, a small roof leak shows up as a stain or wet spot rather than staying hidden against the deck. That, plus lower cost per inch, makes it the usual choice for the underside of the roof deck when an attic is being sealed.

Closed-cell foam

Closed-cell foam cures hard and dense, at R-5 to R-7 per inch according to HomeGuide. It slows vapor, sheds water, and adds stiffness. We use it on metal buildings, garage ceilings under bedrooms, block walls during remodels, and narrow spaces where only an inch or two fits. It costs more per square foot.

Code and recommended levels

Brevard County is in Climate Zone 2A on OpenEI's list. The 2023 Florida Building Code, Energy Conservation, sets R-38 for ceilings and R-13 for wood-frame walls in Zone 2. ENERGY STAR suggests R-49 for an existing Zone 2 attic with nothing in it. When foam goes on a roof deck, the target R-value sets the thickness, and thickness sets the price. We write both on the quote.

Where we use foam in Palm Bay homes

The most common foam jobs here are roof decks above attic air handlers and ducts, garage ceilings below living space, bonus rooms and kneewalls, block walls opened during a remodel, additions and enclosed porches, and metal workshops and garages on larger lots in the south and west parts of the city.

When foam is not the answer

Roof leaks have to be fixed first, or foam can hide rot until it is serious. On a wide-open attic floor with ducts in good condition, sealing and blowing in loose fill is usually cheaper per R-value. Old wiring, suspected asbestos materials and active termite or pest problems get dealt with before anything is covered. We tell you if we see any of these.

Spray day in a Florida attic

We start early, because a Palm Bay attic in summer becomes unsafe by midday. Floors and belongings are covered, openings masked and ventilation set up. HomeGuide advises staying out of the house for at least 24 hours while foam cures. Exposed foam in some spaces needs a thermal or ignition barrier, and we explain what applies.

Spray Foam Insulation Questions

Open cell or closed cell for a Florida roof deck?

Open-cell is the common choice for roof decks here; it is less expensive per inch and lets a roof leak show. Closed-cell suits tight spaces and metal buildings.

Does spray foam void a roof warranty or cause rot?

Foam over a sound, dry roof deck does not cause rot. Problems come from foam over leaks. Ask your roofer about their warranty terms before foaming.

How long do I stay out after spraying?

HomeGuide says 24 hours or more. We confirm timing for your product.

Do I need a thermal barrier over foam?

In many spaces, yes. It depends on how the space is used and accessed. We explain what applies before the job.
